Renewed Confidence Could Shape 2026

The November 2025 TRREB Market Watch paints a clear picture: buyers are still cautious, but the fundamentals are quietly shifting in the right direction.

Home sales across the GTA came in at 5,010 transactions, down 15.8% from last year. New listings also slipped by 4%, landing at 11,134. The spread between sales and listings means we’re still firmly in a buyer-leaning market, but the dynamic is softer than the headlines suggest.

Prices also moderated year over year. The average selling price settled at $1,039,458, down 6.4%, while the MLS® HPI Composite Benchmark dipped 5.8%. Month-over-month, however, prices were relatively stable—HPI slightly down, average price slightly up. Stability after a long cooling period is often the first sign of a market preparing for its next phase.

What’s interesting is what’s happening outside real estate. November delivered stronger-than-expected employment and economic growth numbers. When job confidence rises, buying confidence follows. If this momentum holds, 2026 could bring a very different tone to the market.

At the same time, inventory levels remain healthy for buyers—plenty of choice, less pressure. But TRREB notes that as this supply gets absorbed, new construction will be essential, especially for the missing-middle homes that bridge condo living and traditional detached life.

Buyers have negotiating power right now, especially with motivated sellers and softer pricing.
Sellers who price strategically and present well are still selling within strong timelines.
Investors are watching closely as borrowing costs ease and fundamentals strengthen.
