The September housing figures show a quieter fall market across Vaughan, York Region and the Greater Toronto Area. Sales and prices were lower than a year ago, while economic and borrowing-cost uncertainty continued to keep many buyers on the sidelines.
For clients in Vaughan and Maple, this creates opportunities—but market averages still need to be applied carefully to the property, neighbourhood and housing type being considered.
GTA home sales declined in September
TRREB reported 5,040 GTA home sales during September 2026, down 9% from September 2025. The average selling price was $1,006,409, a year-over-year decline of 5.1%.
The MLS Home Price Index benchmark, which is less affected by changes in the types of properties sold, declined 4.7% year over year. Seasonally adjusted sales were also 5.2% lower than in August. TRREB
New listings declined faster than sales on a year-over-year basis. That may prevent inventory from expanding rapidly, but September’s lower monthly activity shows that buyers remain cautious.
What happened in Vaughan?
Vaughan recorded 213 sales in September, with an average selling price of approximately $1.16 million. Its composite benchmark was $1,119,400, down 5.2% from September 2025.
The average home took about 42 days to sell, while properties sold for approximately 97% of their latest asking price. Vaughan had an estimated 4.9 months of inventory. housingportal.ca
These figures suggest that buyers generally have more time and negotiating power than they did during highly competitive markets. Sellers still need to distinguish between properly priced homes and listings that require repeated reductions.
York Region prices remain under pressure
York Region’s composite benchmark fell 6.5% year over year to $1,080,400. Condo apartments experienced the largest benchmark decline among the principal housing categories, falling 8.8%, compared with 6.4% for detached homes.
York Region properties sold for approximately 97% of asking price and averaged 38 days on market. TRREB Data
For buyers, this means more opportunity to compare properties, conditions and monthly carrying costs. For sellers, accurate initial pricing and strong presentation are increasingly important.
Mortgage conditions still matter
The Bank of Canada’s policy rate remains 2.25%, and its next decision is scheduled for October 28. Fixed mortgage rates can nevertheless move before that announcement because lenders also respond to bond-market funding costs. Bank of Canada
Buyers should avoid relying on an older online rate or qualification estimate. A current discussion with a mortgage professional can confirm the available payment, rate hold and approval amount before an offer is prepared.
What this means for pre-construction buyers
The new-condo market remains very different from the low-rise new-home market. The latest available BILD data showed only 215 GTA new-condominium sales in August, well below the historical average. BILDgta
A large advertised incentive does not automatically make a project good value. Buyers should compare the builder’s net purchase price with nearby resale condos and review:
- Deposit requirements
- Development charges and closing adjustments
- Interim occupancy costs
- HST rebate assumptions
- Assignment restrictions
- Expected mortgage requirements at closing
My advice for Vaughan and Maple clients
September’s figures provide buyers with more negotiating room, particularly where a property has been listed for several weeks. Sellers can still achieve a strong result when the price reflects current comparable sales and the home is properly prepared.
If you are comparing a Vaughan resale property with a new-build home or pre-construction condo, I can prepare a property-specific cost and market comparison before you commit.
